To reserve the property please send an initial non-refundable deposit of £80 (£50 for short breaks), together with a signed letter reserving the dates. Please make cheques payable to Mrs Susan Bell.
Once paid, visitors are liable for the full price of the rent. The balance of the rent is due 6 weeks before arrival. If payment is not received by the due date, the owners reserve the right to give notice in writing that the reservation is cancelled. If Holmlea cannot be re-let, then the client will remain liable to pay the remaining balance. Reservations made within 6 weeks of the start of the rental period require full payment at the time of booking.
In the event of cancellation, the amounts paid will be refunded if the property can be re-let. It is advisable to arrange insurance cover.
The rental period will run from 3pm on the first day until 10am on the last day. Extra coal is to be charged for.
You must agree to take good care of Holmlea; not causing disturbance to neighbours, and leaving the cottage clean and tidy. In the event of losing the keys, there is a £10 replacement fee.
The owners reserve the right to compensation for any damage discovered after the guests have departed.

The owner shall not be liable to the client for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment or appliance in the property. Similarly, not for any loss/damage or injury that is a result of adverse weather conditions.
We regret we cannot accept responsibility for any lost property left behind.
We do not accept hen or stag parties, pets or children under 10. There is strictly no smoking inside the cottage.
In the unlikely event that Holmlea becomes unavailable due to reasons beyond our control, amounts paid will be refunded and we shall not be under any other liability.
The owners shall be allowed access to the cottage at any reasonable time for essential maintenance. This would be by prior arrangement.
Please contact us during your stay if it is felt that there are reasonable grounds for complaints about the cottage. Matters cannot be dealt with after completion of your holiday.
